Last week we participated in the CoGEHPA – Colorado Ground Source Heat Pump Association workshop. This all day session was very productive in brainstorming ideas on how to get out the great story on the efficiency of geo-thermal systems. Today, ground source geo-thermal heat pumps are one of the most efficient systems you can install to combat rising heating & cooling costs of your home. The problem is, the overall market is unaware of the tremendous benefits and the quick payback offered. This is still like one of those “best kept secrets” .When incorporating an engineered geo-thermal system into building in your new home, the pay back period can be less than 3 years. These systems also benefit from 30% federal tax credits plus potential qualifying state and utility company incentives.

March 26th– On a bright & sunny Saturday Platinum Homes LLC turned over a project LEED home to the very deserving Sgt. Johannsen and his family. Our ”Key Ceremony” was commemorated with approximately 100 subcontractors, supporters, helping volunteers and Elbert County officials present. A special appearance by Homes for Our Troops, Founder and President – Mr. John Gonsalves - provided the Johannsen’s a special memory.
A special police and fire department motorcade transported the Johannsen family from Elizabeth to the new home where they were saluted and greeted by a military color guard.
Mark Cucarola, Principal of Platinum Homes received special recognition and a plaque of appreciation from Mr. Gonsalves for the role as General Contractor in the home’s completion.
Sgt. Johannsen “TJ”, said, “We are very excited to being moving into our new home and are extremely grateful to all of those who gave of there time to make this a reality for our family — Thank You!”
The new home was completed earlier in the month and readied for the family’s move in. TJ, Jackie, Oliver and — the family dog – Dexter, quickly began moving in after our ceremony.

The week of January 31st was frigid cold with temperatures dropping down to -20 degrees (f) below zero on Tuesday and Wednesday in the Wild Point subdivision where our new LEED project home for Sgt. Johannsen is being constructed. The interior of the home is completed through insulation, drywall and texture finish and is being readied for all interior trim finishes to be installed.
The inside of the home during this entire time averaged 40 degrees (f) with minimal outside warm-up during the day to just a few degrees above zero.
Why is this of significance? It is significant because there was no mechanical heat of any typebeing used in the home during this cold snap! The home’s permanent ground source geothermal system is yet to be operational, and since no work took place in the home during those few cold days, no temporary heat was being used whatsoever. It managed to maintain its own inside temperature for at least 2 1/2 days some 60 degrees above the outdoor low temperature extreme! Periodically monitoring during this week showed our interior temperature averaging approximately 48 degrees above the outside ambient temperature.
As we began our interior trim and tile work we rented a small 75,000 BTU propane heater. Operating this portable heat source for approximately an hour in the main great room area, we observed the inside temperature increasesing 8 - 12 degrees through out the home.
This thermal performance is remarkable. Thus far, the home is demonstrating superior performance of its building envelope and insulation systems efficiency. We are pleased and excited with these results and will continue to monitor and report on our observations as the outside weather continues to fluctuates with snow and wind.

Beginning at 9 AM on Friday December 10th — and with the crawl space foundation in place, this home was framed, sided, roofed and 95% rough electrical installed by 5PM on Sunday Dec 12th!

In 3 days we built a 2700 square foot home! Beginning on Friday Dec 10th, walls, roof trusses went up and exterior siding went on. By Sunday the 12th our LEED Gold project home for Sgt Johannsen was completely framed, dried in and 98% of the electrical installed.

We have never built a home so fast, but with 100+ motivated people – it can be done.
This week brings installation of the rough out plumbing, mechanical system duct work and finish of the electrical.
We are finalizing the insulation system that will be used. This is a critical component to our energy efficiency home and no detail is to small to overlook in this area. We will achieve a system that will deliver R27 in the walls and R 50 in the ceiling — but with little to no air infiltration — a big feat! More on this envelope system later.

As with our Homes for Our Troops (HFOT) project home, building an energy free or Near energy free home takes careful and detailed planning. Building these types of homes is in many ways different than standard construction. Everything from the ground up in the construction process must center around minimal air infiltration and frame tightness. In addition, maximizing thermal efficiency and insulation performance is a must! This will then allow for downsized and highly efficient mechanical systems to do their jobs at minimal cost.
Our HFOT project home will be constructed over a crawl space due to site soils conditions. In this case, we dropped our floor joists 12″ from top of concrete wall to eliminate the standard wood rim joist installation. The floor joists will rest upon an “interior brick ledge” resulting in the floor decking to be at the same level as top of concrete foundation wall. This construction technique eliminates extra connection points and areas where air could infiltrate past the typical floor joist/ rim board construction installation detail. In addition, the edges of the floor joists at the foundation wall space will be spray foamed with closed cell insulation to ensure a tight seal around the perimeter. The earthen crawl space floor will be sealed with 10 mil plastic air barrier mopped up 24″ onto the concrete foundation walls. Finally, the concrete foundation walls themselves will be draped with a continous R11 insulation blanket for thermal performance.
This crates a crawl space with a special problem: The need for controlled ventilation.
Our next blog will explain how we will deal with ventilating the crawl space in the HFOT project home.
